Rezoning
Application
All rezoning requests must be heard before the
Town Planning Commission. Meetings begin at 5:30 p.m. at the Town Hall. There is
a fee of $450.00. The schedule of Planning Commission meetings
dates:
A legal notice is published in the Post Crescent two times before
the scheduled hearing. State Statutes require that notices be sent to all
neighboring properties within 300 feet of the property to be rezoned. We
generally send notices to all property owners within 500 feet and sometimes
beyond. The petitioner is required to comply with our Citizen
Participation Ordinance prior to the Planning Commission meeting.
The Town Staff submits a written report to the Planning
Commission prior to the public hearing for review. All Commission members
receive all items submitted with the application.
At the public hearing, both sides, for and against can be
heard. If you are unable to attend a hearing, a written statement can be sent to
the Town Clerk for submittal to the Commission.
The Planning Commission makes a recommendation
to the Town Board. This recommendation is presented to the Town Board at the
next regularly scheduled Town Board meeting. If approved by the Town Board,
Special Exception Permits are final. Rezonings are submitted
to Outagamie County Zoning, for approval/denial. If approved by the County
Zoning Commission, it then goes to the County Board. After approval at this
level, it then becomes effective.
This entire process generally takes 1 1/2
to 2 1/2 months to complete.

Exception Application
All special
exception permit requests are heard before the Planning Commission.
There is a fee of $400.00. The fee is non-refundable and there are no
guarantees that a special exception will be granted. The petitioner is
required to follow the Citizen
Participation Ordinance prior to the Planning Commission meeting.
Site
Plan Approval
Site
Plan Application
Where, by the terms of the Town
Zoning Ordinance, a site plan is required in
connection with any use or structure, such site plan must be approved prior to
making application for a building permit. If required, the site plan will
be submitted to the Planning Commission for approval and a public hearing must
be held. The Citizen
Participation Ordinance must be followed before the Planning Commission
meeting.
Site plans should be submitted at
least 21 days before the scheduled meeting. The application fee is $300.00
along with $1500 for a Stormwater Management escrow. You will be billed
for any extra costs or if money is left over, it will be refunded.

Survey Maps (CSM)

Application
A public hearing is required with all CSM's.
The fee is $300.00 and the application must be submitted 21 days prior to the
scheduled meeting. The petitioner must follow the Citizen
Participation Ordinance before the CSM goes to the Planning Commission.

Preliminary
and Final Plat Review
Plat
Review Application
The application for the
preliminary plat is $100.00 plus $10.00 for each lot within the plat.
There are also engineering fees, administrative fees and escrow fees.

additional fees.
A public hearing is required for
the preliminary plat. The petitioner must follow the Citizen
Participation Ordinance before the Planning Commission meeting.
Final plat fees are $100.00 plus $5.00 for each
lot within the plat.

Variances
Variance
Application
Variance applications go before
the Town Board of Appeals. The fee is $300.00 and needs to be submitted at
least 21 days before the scheduled meeting.
There are no guarantees that a
variance will be granted and the fee is non-refundable. Variances can be
precedent setting and require the petitioner to prove a hardship that is not
self-created.
